Maintenance

THE FOLLOWING ARE ITEMIZED BREAKDOWNS OF THE WORK PERFORMED AS PART OF OUR PREVENTATIVE MAINTENANCE INSPECTIONS:

Air Handling Units

  • Inspect coils for blockage.
  • Inspect drain lines and drain pan.
  • Lubricate fan bearings, as required.
  • Lubricate motor bearings as required.
  • Check belts and sheaves.
  • Check motor mounts and vibration pads.
  • Inspect wiring and tighten electrical connections.
  • Check fan operation
  • Lubricate and adjust dampers and linkage as required.
  • Check motor operating voltage and amperages.
  • Inspect filters.
  • Check belt tension.
  • Clean outside air intake screens.
  • Check heating and cooling coils.

Heating – Gas

  • Check operation and calibration of gas train components. Check burner operation sequence.
  • Check and clean combustion blower.
  • Check combustion.
  • Inspect heat exchanger for cracks, perforations, or corrosion.
  • Check and calibrate operating and safety controls.
  • Check burner elements.
  • Check gas regulator condition and venting

Unit Heaters

  • Clean coils, fan, and housing
  • Lubricate fan and motor bearings.
  • Check and clean strainers
  • Check steam trap and hand valves; or inspects heat exchanger and gas train components.
  • Inspect electrical connections, contractors, relays, and operating –safety controls.
  • Check unit operations

Heating – Electrical

  • Inspect and tighten electrical connections.
  • Check and calibrate operating and safety controls.
  • Check heating elements and insulators.
  • Check amperages

Rooftop Unit Inspection

  • Check unit for refrigerant leaks.
  • Check and calibrate safety controls.
  • Check and tighten electrical connections, contactors, and relays, operating safeties.
  • Check starter, tighten all terminals, and check contacts for wear.
  • Lubricate motor bearing per manufacturer’s specifications.
  • Lubricate fan bearing per manufacture’s specifications.
  • Check belts and sheaves, adjust if necessary.
  • Check damper operation, lubricate and adjust dampers and/or linkage if required.
  • Check motor operation conditions.
  • Check crankcase heater.
  • Check internal interlocks.
  • Inspect filters and change as required by the agreement.
  • Check oil level in compressor.
  • Inspect coil for blockage and cleanliness.
  • Check and clean drain pan and drains.
  • Check operation of control circuits as required.

Air Cooled Condenser Coils

Annual Inspection

  • Clean fins and tubes as required.
  • Check for refrigerant leaks.
  • Check condenser for blade and housing clearance.
  • Lubricate condenser fan bearings as required.
  • Check and adjust belt tension if required.
  • Check operation of pressure and temperature controls.
  • Check condenser screws and bolts for tighten.
  • Check condenser current and voltage.

Mid Season Inspection

  • Check and adjust belts tension.
  • Check operation of pressure and temperature controls.
  • Check operation of controls circuits as required.

Exhaust Fans

  • Check sheaves and belts for tension and wear.
  • Check motor bearings.
  • Check fan bearings.
  • Lubricate as required.
  • Check for excessive vibration.
  • Check electrical connections.
  • Check motor mounts.
  • Check fan operations.
  • Check motor operating voltage and amperages.

Humidifiers

  • Inspect cylinder and replace if included in agreement.
  • Check and clean strainers.
  • Check steam traps and hand valves if applicable.
  • Clean and check float assembly.
  • Check and clean drains and pan.
  • Check heating elements.
  • Inspect electrical connections, relays, contactors and operating safety controls.
  • Clean plugged spray nozzles.
  • Check unit-operating conditions.

Computer/Server Room Unit

  • Check unit for refrigerant leaks.
  • Check and calibrate safety controls.
  • Check and tighten electrical connections, contactors, relays, and operating safeties.
  • Check starter; tighten all terminals and check contacts for wear.
  • Lubricate motor bearings per manufacture’s specifications.
  • Lubricate fan bearings per manufacturer’s specifications.
  • Check belts and sheaves; adjust as required.
  • Check damper operation, lubricate, and adjust dampers and linkage.
  • Check all motor operation.
  • Check crankcase heater.
  • Check external interlocks.
  • Inspect filters and change if required.
  • Check oil level in compressor.
  • Inspect coils for blockage and cleanliness.
  • Check and clean strainers.
  • Check and clean drain pan and drains
  • Check operation of heating coils and/or elements.
  • Check and clean humidifier.
  • Clean plugged spray nozzles (where applicable).

Boilers

  • Check burner sequence of operation and combustion air equipment.
  • Clean fuel filters (where applicable).
  • Clean and adjust ignition electrodes.
  • Adjust and tighten burner linkage.
  • Lubricate motor shaft bearings as required.
  • Clean contacts in program timer.
  • Check operation of low water cut-off and feed controls.
  • Check settings and test all operating limit and safety controls.
  • Check and adjust burner efficiency.
  • Check for water, steam, and fuel leaks.

Pumps

Annual Inspection

  • Check pumps for operation and lubricates bearings as required.
  • Check pumps bearing oil level and replace if contaminated.
  • Checks pump alignment.
  • Ensure proper hand valves are opened or closed.
  • Blow down or clean strainer.
  • Checks pump alignment and coupling.
  • Check starter wiring and contacts.
  • Check motor current and voltage.
  • Check gauges.

Mid Season Inspection

  • Check alignment and couplings.
  • Check gauges.
  • Check for leaks.

Cooling Towers

  • Check fan and pump motor(s)
  • Check and lubricate bearings.
  • Check and clean float assembly.
  • Drain and clean basin at season end.

Refrigeration Systems

  • Check temperatures.
  • Check the refrigeration charge.
  • Check the suction and discharge pressures.
  • Check the superheat.
  • Check the subcooling.
  • Check the high and low-pressure switches along and all other safeties.
  • Check and clean compressor coils.
  • Check and clean condenser coils.
  • Check and clean evaporator coils.
  • Check visually for refrigerant leaks.
  • Lubricate all motors and bearings.
  • Check and clear drain pans and lines of any extreme rust and check for proper drainage.
  • Check and tighten all electrical connections.
  • Check the crankcase.
  • Check the thermostats as necessary.
  • Check voltage and amperage readings for proper values.
  • Check the compressor oil change.
  • Check the temperature drop across the evaporator coils.
  • Check defrost clocks, set to correct time intervals.
  • Check the total operation of the system.

Temperature Controls

Electric, Electronic and Pneumatic.

  • Review sequence of operation
  • Check all dampers and lubricate as required.
  • Check all control actuators.
  • Calibrate all controls and sensors.
  • Calibrate all sensors and receivers.
  • Check all auxiliary control devices.
  • Check all damper actuators
  • Check all EP relays, PE switches, and receiver/controllers
  • Check air compressor and drier
  • Check all room thermostats; calibrate as required.
  • Check all controls and valves.
  • Check operation of all auxiliary devices.
  • Check VAV controllers and box function

Temperature Controls

Air Compressor

  • Drain tanks and check automatic tank drain.
  • Inspect compressed air system for clean, dry air supply.
  • Lubricate compressor motor bearings as required.
  • Check pulley tightness and belt tension.
  • Change intake suction filters as required.
  • Check starter wiring, PE switch, alternator, and contacts.
  • Check pressure-reducing station for settings.
  • Drain moisture from filter.
  • Check and replace oil filter as required.
  • Change oil as required.

Refrigerated Air Drier

  • Check automatic traps.
  • Check bypass valves.
  • Clean condenser tubes and cover grilles.
  • Check expansion valves and refrigerant charge.
  • Check refrigerant pressure and temperature.

Filter & Pressure Reducing Station

  • Check particle filters
  • Check oil filter, Change as required.
  • Check pressure reducing valve settings.
  • Check low-pressure safety valves.

Time Clocks

  • Check operation and settings
  • Check EP relay and clock bypass switch.

Boiler, Chiller Convector, Pumps & Zones Controls.

  • Calibrate all controllers.
  • Calibrate all sensors and receiver gauges.
  • Check all PE switches.
  • Check all controls valves.
  • Check all auxiliary control devices.
