Most equipment owners are not technical in nature. They are not aware of the major internal components located within their mechanical equipment. Furthermore, most HVAC equipment is located in areas that are simply out of sight and out of mind (when was the last time anyone went up to the roof or looked at the furnace and/or A/C?). The HVAC equipment may function 24 hours per day, seven days per week and many days of the year without anyone giving this incredible amount of run time any thought. Agreed, as long as the equipment is functioning properly...but then the space temperature begins to change for the worst and an unforeseen situation arises without so much as a warning. Most of us have experienced this before and it is simply unpleasant.

Our objective is to provide you with a peace of mind and also to put you at ease by maintaining your equipment which in turn will beat the odds that a scenario such as the one mentioned above will not happen. Most of the projects we are involved with change status from becoming an initial service and/or installation project into long-term business partnerships. It has been proven and documented that during extreme weather conditions those equipment owners that have their equipment routinely maintained seldom have to call out for any service caused by sudden equipment malfunctions. This concept is identical to the automobiles we drive today and it only makes sense to "kick the tires" on a 12-year old car prior to setting out on a cross-country road trip in the worst weather. The road trip is annual and as certain as the seasons and temperature changes we are exposed to.

Our Precision Furnace Tune-Up Procedure Includes, As Needed:

  1. Inspect and tighten all electrical connections and terminals.
  2. Inspect all wiring and wiring insulation to ensure safe operation.
  3. Remove, clean, and adjust main gas burners.
  4. Inspect ignition wiring along with flame safety wiring.
  5. Thoroughly inspect heat-exchanger(s) & combustion chambers for cracks, rusting, or problem areas.
  6. Vacuum out blower compartment; return airdrop, and surrounding area. (No duct cleaning)
  7. Inspect all return and supply air registers throughout the conditioned space.
  8. Inspect flue piping and/or induced draft motor assembly connections.
  9. Test and inspect all furnace safety controls.
  10. Test, record, and adjust gas pressure.
  11. Replace or clean standard air filters.
  12. Inspect blower motor, drive mechanism and fan assembly.
  13. Lubricate all fan motors and all moving parts.
  14. Adjust all dampers and set proper blower speed(s).
  15. Verify proper thermostat operation and programming.
  16. Tighten blower wheel hub set screw.
  17. Inspect, test and document thermocouple/flame sensor output signal.
  18. Measure and record electrical voltage, amperage, and component resistance.
  19. Inspect and test all system transformers, relays, contactors, and controls. Measure performance
  20. Repair minor air leaks in plenum and return airdrop.
  21. Perform a complete and thorough, room-by-room, electronic carbon monoxide check of the entire house.
  22. Advise customer on other ways to reduce energy consumption, improve safety and enhance comfort.

Our Precision A/C Tune-Up Procedure Includes, As Needed:

  1. Inspect condenser coil surface area and rinse with water (dependent on water source availability).
  2. Thoroughly clean or replace standard air-filter(s).
  3. Wash and check condensing unit leveling for proper motor and bearing wear.
  4. Lubricate motor and fan bearings as well as other moving parts as necessary.
  5. Inspect evaporator coil and drain pan when readily accessible.
  6. Clean and inspect condensate drain lines and fittings.
  7. Verify proper thermostat operation and programming.
  8. Adjust all dampers and set proper blower speed(s)
  9. Inspect, tighten and test all electrical connections. This includes disconnect switch.
  10. Inspect all cooling system electrical wires, connectors, and terminals.
  11. Test system starting and running capacitors.
  12. Test all controls, switches, relays, transformers, contactors, motors, and fans.
  13. Measure motor amp draw, line voltage, and control voltage.
  14. Test system-starting capabilities.
  15. Test system for proper airflow and air delivery.
  16. Inspect and adjust all safety controls.
  17. Check and record refrigerant pressures and temperatures to ensure proper system charge.
  18. Test and record super-heat and sub-cooling. Compare with factory specifications.
  19. Adjust refrigerant metering control device per factory/manufactures recommendations.
  20. Test and measure air-conditioning system for proper production and capacity.
  21. Monitor fan motors and compressor operating temperatures.
  22. Complete and present full written report.
